The DC8 building at Parc du Hode, delivered by APRC in mid-2023, represents a significant milestone in Prologis’ deployment strategy in the Le Havre area. The 30,000 m² property, operated by XP LOG since November 2023, aligns with the investor’s strategy initiated over the past decade at LHTE – Terminal Multimodal du Havre, which now encompasses 285,000 m² on this flagship site for international logistics.
Cécile Tricault, Managing Director of Prologis Southern Europe, draws the main conclusions from this operation, which associates its partner APRC with the success of its long-standing relationship with XP LOG.
Le Havre DC8 strengthens Prologis’ presence in Parc du Hode and represents a significant addition to our portfolio across six key markets: Le Havre, Lille, Paris, Lyon, Marseille, and Orléans. Despite the challenges of a project that began just before the Covid pandemic and was subsequently interrupted, the outcome has been highly positive for us.
We were able to deliver the building in a timely manner to our long-standing partner, XP LOG, whose growth we have been supporting on this site for many years. Their satisfaction reflects a partnership that has endured since XP LOG chose a Prologis building for its first location within the park.
What are the main lessons Prologis has learned from this project?
This project highlights our long-term relationship with XP LOG, a long-standing Prologis customer in Le Havre, as well as with APRC, a long-term partner. It demonstrates the relevance of our positioning as a long-term real estate investor, with the aim of supporting our customers in their environmental strategy through a comprehensive support service and the development of platforms based on innovative environmental and energy solutions.
As well as being BREEAM® Very Good certified and benefiting from the BiodiverCity® Performant label, the DC8 building is pre-equipped to be an energy-producing building in the future. It also features a rainwater collection and recycling system, 4 charging stations for electric vehicles, a domestic hot water production system equipped with solar panels and low-water consumption sanitary installations.
Last but not least, it marks our determination to continue investing in the dynamic development of this region, and precedes the deployment of two new state-of-the-art platform projects that will form a 120,000 m² extension and meet the highest ESG standards, aiming for BREEAM® certification at Excellent level.
